Sam Park5 StarJustin, Michael, Aniston, and Edgar took great care of my home in Lake Dallas. I used to be so stressed during weather after spring 2024 heavy rain flooding my crawlspace daily. Now everything is functioning beautifully with healthy humidity. I have my home health and mental health back. Darrin takes the time to explain everything fully and never comes off salesy, he just wants to help. I made the right choice when I went with Olympic Restoration for my encapsulation.Tuesday 4th March 2025
Steven McKinnon2 StarThis job was finally finished Sept. 26, 43 days after work began. They told us 5-6 days in our initial interview.
Before any more is said, the work crews who came to the house must be commended. They worked in a difficult space, in unpleasant conditions for weeks (yes... weeks) with no complaints, with professionalism, politeness and graciousness.
We contacted Olympic in July (20th), as our floors were buckling. The reason was humidity in the crawlspace. Having duly researched, I believed encapsulation would be the best way to deal with the issue.
Olympic were the first to respond, and with their high local ratings, them being a locally owned company, and the pricing seeming reasonable, we canceled all other prospective companies and immediately requested work from Olympic.
Due to their schedule, we were given an August 14 work start, even though it was 3 weeks away, provided we make the $7500 down payment on the work. We found this acceptable and paid.
On August 2nd I was called by a representative asking me to delay work and move my date. I told the representative no, he had already been to the house and seen the floor damage, so he knew why we were eager to begin. So, they agreed the start date.
We were promised a 5–6-day job. We were told we could remain in the house during mould treatment. The job wasn't physically completed, and the equipment not working for a month. The work crew were surprised my wife was in the house for the mould spray. She should have been told to leave, they said.
After the first week they had to return. The job was taking longer than usual due to the tightness of the crawl space. The crawl space was inspected thoroughly on the first visit. Numerous pictures were taken by the inspector and shared with us. I see no reason the upcoming size issue wouldn't have been known 3 weeks prior to the start of work. The mould treatment took two days. I see no reason why, at that time, the crew wouldn't have recognised the difficulty they would face.
The crews returned the following Monday for week two and then every day that week, in one form or another the crew either left for other jobs, worked with a reduced crew, or did not appear at all. Usually we were told "we may or may not be here tomorrow." The impression this gave was that every other job Olympic had was more important than ours.
They knew, from day one, that the floor damage was our reason for wanting the job done. They saw the floor at the house while working there. They understand, surely, that every day the dehumidifier is not functioning is a day more damage is done to the floor. It began to be a case of wishing we had hired ANYBODY ELSE for the job.
In week 3 with 1-2 days more work required they showed up once. One time. On the Friday. So, 4 more days of no work and more humidity.
When the electrical crew arrived to connect the sump and dehumidifier, they discovered that it would require additional work to connect our electric, and they left. We were promised a quote. We got one 4 days later. We immediately gave authorisation to begin the work.
They scheduled it for 10 days later. So, even with a dehumidifier and sump ready to go, the equipment was offline and still, more humidity.
When the wiring was connected the electricians put all their waste in our recycle bin, in violation of city ordinance.
Olympic, knowing the equipment was set up on the Friday, scheduled a visit to check it... 4 days later, on the Tuesday.
The humidity levels gradually went down. Olympic had to return to point the dehumidifier in the right direction (we were told.) Meantime, the crew that cleared out the crawlspace also left rocks, batteries and other garbage in our yard. (See images.)
$15, 000 for 6 days work. It ended up being 43 days, and no idea the additional cost to use for the continued damage to the floor.
I'm sure the space requires maintenance. No way we'll use Olympic, and we'll be calling other companies to check the current work.Monday 16th October 2023

Travis Brasher5 StarWe reached out to Olympic to see about having our 1940s crawlspace encapsulated and could not have been happier with the service and the process all the way through.
From the information packet they sent out to us before anyone ever came to our house, all the way through the installation the team was informative, helpful and respectful. Darrin, who did our initial assessment was communicative and took his time inspecting the crawlspace and taking pictures and then reviewing those with me and presenting me and taking through different options in depth to make sure I understood everything.
The installation team was also great. Our foreman James and his team, Edgar and Wyatt were respectful of us and our home and made sure to protect the floor and clean up after themselves. They worked quickly and efficiently and with minimal disruption, updating me on the progress as they went.
All in all a great experience and I would highly recommend them and would definitely work with them again.Saturday 9th November 2024
Brian Edwards5 StarI’m extremely pleased with the crawlspace encapsulation completed by Olympic Restoration Systems. Jimmy, Daylen, and Michael were fantastic—professional, friendly, and always left the house clean at the end of each day. The job was finished faster than expected, and the results are excellent. The musty smell is gone, and the humidity in the crawlspace is consistently around 55%, making the house much more comfortable. My 100-year-old home had significant issues, but I’m already seeing improvements in my hardwood floors as the moisture levels drop.
The pricing was super competitive, and the pre-sales experience with Darrin, the owner, was great. No pressure—just honest interactions, which was refreshing compared to my experiences with other companies. They’ve even followed up a couple of times since the work was completed to ensure everything is working smoothly. I’m really glad I chose Olympic Restoration Systems and highly recommend them!Monday 14th October 2024
